JJManning Auctioneers' Strong Finish to 2015

Our award winning marketing was pivotal in bringing 26 groups to a single 2-hour open house and 8 registered bidders to compete on December 11th at the auction sale for a c. 1900 Victorian farmhouse on 7.72+/- acres with a former cranberry bog and pond frontage.  When the listing broker did not anticipate being able to meet the owner's tight time specifications for sale of this partially gutted property, she referred him to JJManning Auctioneers leading us to elicit the following praise from the seller, "I appreciate your help and enthusiasm in getting this property sold."  The home will close in less than 3 months of consignment and earn the referring broker a commission.   

Reputation and word of mouth are two of our strongest assets and many of the properties we sell are referrals.  When the retiring owner of a 176,339+/- sf. historic mill complex on 15.38+/- acres listed the property through conventional brokerage for an extended period of time without result, the seller's attorney recommended JJManning Auctioneers based on his experience working with us in the past.  Our involvement resulted in a successful sale "as is with no contingencies" on December 9th, drawing competition between 6 bidders each with a certified deposit of $50,000 in hand.  The winning bidder increased their deposit to a full 10% of the total purchase price by December 11th and closes within 45 days, less than 3 months from consignment.  On September 30th, JJManning Auctioneers also executed the pre-auction sale of a 6,600+/- sf. gas station & garage for another retiring seller with a closing within 45 days.

The owner of an income producing commercial strip mall on 1.4+/- acres sold at auction on November 17th was a repeat consignor for whom we sold an abutting restaurant building in 2012 through a pre-auction offer made just 5 days after we listed that property.  This time around, we were able to bring all interested parties to the table to compete including the tenant/buyer.  A properly marketed auction sale not only focuses attention on the property but also forces potential buyers to action in a time frame of the seller's choosing.  On October 28th, we completed the sale of a 2,218+/- sf. 2 bedroom, 2.5 bath golf community condo for one of our long-term repeat bank clients.

The 221+/- acre zoned GU development site property sold on December 3rd is another example of how our award winning marketing is able to reach a broader audience.   Our marketing campaign for this former drive-in property generated over 11,800 hits on our web site and over 8,900 hits through JJManning Auctioneers initiated web-based & social media including Loopnet & Facebook.  The result was a certain sale of this underutilized asset for which the sellers had reluctantly been incurring carrying costs for more than a decade.
